What is the 'Covered Square Footage' ?

Covered Square footage includes finished spaces as well as the garage and covered porches. It's a listed attribute on each of our plan pages and is the most important variable in determining the cost to build a home.

How do I determine what build quality my house will be?

This is one of the most important variables in the calculator so pay close attention. We've put together a table below with finish attributes that should match up to your desired build quality.

How do I know what the cost of living is?

The cost of living can affect the build cost by about +/- 20%.

 

General Rule of thumb:

Very rural areas (Alaska) and very urban areas (San Francisco) have high costs.

Suburbs have medium costs.

Rural commuter areas have lower costs.

Costs can vary significantly by location and seasonality but we expect our price per square foot estimates to fall within +/- 10% of the lowest bid price you receive.

So what's the next step in getting accurate costs before I buy a house plan?

1.) Check out homes built and sold in your zip code in the past 12 months using a website like Zillow. You should be able to scroll down and input the required variables into the following formula.

(Final Sales Price - Land Sales Price) / Total Square Feet = Cost/SF

2.) Contact local builders and send them a link to the plan you want to get a ballpark cost for. Let them know that they're free to contact us for more information if needed. They should be able to get you a cost that is pretty close to a real bid.
